2018 - 2020 温哥华房产市场追踪(全剧终,不再更新)

我看的那片区域,动过出价念头的都成交了,大部分都比我预期的价格高。我买的这个比政府估值低了300K,我认为大部分的风险已经释放了,看吧,
如果总价在150以内的话,,你能低于估价30万拿下,你砍价已经相当厉害了,或者是房子需要重新装修等情况。
我现在看房的感觉也是,中低价的house,状况好一点的,现在能砍一些价,基本能在估价以下拿下,但是真的砍不了太多。可能也是因为现在算传统的旺季吧。真能砍下很多的,往往是那些很旧的除非推倒重建的。不过那样的话,后面投入的精力和金钱也就多了。
现在是量跌价盘的时候。个人看法:公寓应该有不少下跌空间,但是土地方正面积正常的house,我也认为大部分风险已释放了,价盘的过程会比较长。
 
再等一个月,进入暑期后,房价又会下一个大台阶,今年地税评估价肯定比去年低,然后又会压制明年的挂牌价格。

嗯嗯,这个同意,暑假会慢慢淡下来。现在房源确实是越来越多了,选择余地很多。公认的明年估价肯定会低不少,也是部分真想卖的房主肯适当降价的原因。
